PROCESS & TIMELINE

What does your end-to-end design and build process look like?

Our procedure will be conducted through five steps: (1) the preliminary consultation and briefing, (2) the concept design and quotation, (3) the detailed design and material specification, (4) the construction phase and project management, and lastly (5) the handover phase, including defect checks and warranty services. Through each step, you'll be dealing with one person only for hassle free experience.

How long does a typical project take from first meeting to handover?

Renovation projects for HDB and condos generally require about 8 to 14 weeks of on-site renovation, along with 2 to 4 weeks of planning. Fit-out projects generally range from 4 to 6 weeks for smaller offices to 3 to 6 months for bigger ones.

How long is the design phase before work begins on site?

The design phase usually takes 2–4 weeks, depending on scope and decision speed on materials and finishes. Larger commercial projects may take longer, and this will be planned with you from the beginning.

Will I have a dedicated project manager as my single point of contact?

Yes. Every project is assigned a dedicated project manager who manages the schedule, coordinates trades, oversees on-site quality, and serves as your main point of contact from start to finish.

How often will I receive progress updates?

We will send you weekly reports with pictures, in addition to updates whenever there are any significant events or changes during the project. It is entirely up to you whether you would like to come and visit the site at any point during the construction process.

Do I need to move out, or close my business, during the works?

For full home renovations, most clients choose to move out due to dust, noise, and temporary utility disruptions. For commercial projects, we can arrange phased works or off-hours schedules so your business can continue operating. We’ll plan the approach with you from the start.

Can I make changes to the design or scope after work has started

Yes, however, changes after construction might add cost and time to the project budget and timeline. But, rest assured, we will always be transparent with any additional charge, and will require your written approval before we proceed with any project changes.

What happens if the project is delayed?

if there is any delay from our end, we would make your works last longer without adding an extra cost to your payment. However, if there is any delay from your end, we would notify you right away.

QUOTATION & PRICING

How much does a typical renovation cost in Singapore?

As a general guide, a 4-room HDB renovation typically ranges from S$45,000 to S$80,000+, while condominium renovations start from around S$60,000. Landed homes usually begin from S$150,000, and commercial fit-outs are commonly S$80–S$200 per square foot depending on specifications. Final costs will vary based on scope, finishes, and complexity.

Do you provide free consultations and quotations?

Absolutely! The first consultation, property inspection, and quotation are all offered free of charge. There may be a small design fee for creating plans and 3D images, but this will be deducted from your total if you choose us.

What is included, and what is excluded in your quotation?

Our quotations are itemised and include design, materials, labour, project management, and standard regulatory submissions. Items like loose furniture, appliances, curtains, and selected premium finishes are listed separately, so everything is clear and transparent.

What is your payment schedule?

Our payments are milestone-based, starting with a deposit upon confirmation, followed by staged payments during the start and mid stages of construction, and a final payment upon completion after defect checks. The exact schedule will be clearly stated in your contract.

Are there hidden or extra costs I should expect?

No hidden costs. Any changes to the final cost usually come from client-requested variations, unforeseen site conditions, or upgrades made during the build. All additional works are clearly quoted and approved before we proceed.

Why do quotations differ so widely between firms?

Price differences usually come from scope, material quality, project management, and overheads. Lower quotes may exclude items that later become additional costs. We’re happy to go through our quotation line by line to ensure full clarity and fair comparison.

Do you offer renovation loans or financing arrangements?

While we do not issue loans, we can help you get referred to our reliable banking partners who can help with your renovations through financial assistance. We can even help you prepare the necessary documents.

DESIGN

How many design revisions are included?

We typically include up to three rounds of revisions during the design phase, which is sufficient for most projects. Further refinements can still be made, with additional charges applying only for major rework.

Will I receive 3D renderings or a virtual walkthrough of the design?

Yes! We can create 3D designs for your crucial components so that you know how your materials, lighting, and spatial layout will look even before you begin the actual construction work.

Can I bring my own architect or interior designer?

Certainly, yes! We will be more than willing to cooperate with you and your architect or interior designer to implement your design.

Do you help with material, finish, and colour selection?

Yes — this is part of our design service. We curate options based on your brief, budget, and lifestyle, and accompany you to suppliers and showrooms where it is helpful

Can I view past projects or completed sites?

Yes. We have our portfolio live on our websites, and we can also organize a project visit with the authorization of the owner.

CONSTRUCTION & TIMELINE

Who carries out the actual construction work — in-house or subcontractors?

We use a combination of in-house project managers for coordination and quality control, along with trusted subcontractors for specialized trades such as carpentry, electrical, plumbing, tiling, and painting. All works are supervised by our project manager

How do you manage quality control on site?

The manager of our project conducts regular site visits at critical stages, following specific checklists for each trade. Prior to the handing over, a final inspection will be done, and all issues will be sorted out using the snag list

How do you protect existing flooring, finishes, and furniture during works?

For live-in renovations, we use floor coverings, dust protection, and sealed-off work zones to protect unaffected areas. Existing furniture is either wrapped or relocated and stored based on what’s agreed in the contract.

What happens if defects are spotted during construction?

Any defects identified during construction are rectified at our cost as part of our quality control process. Items found at handover are recorded in a snag list and resolved before final payment is made

Are your workers and works covered by insurance?

Yes. We are covered by Contractors’ All Risk (CAR) insurance and Workmen’s Compensation insurance for our team. Insurance certificates can be provided upon request, especially for commercial and condominium projects where required.

MATERIALS & CARPENTRY

Can I supply my own materials, fittings, or appliances?

Yes, you can. Many clients choose to source their own appliances, sanitary ware, or selected finishes. We’ll coordinate the delivery and installation, and clearly indicate in the quotation which items are client-supplied and which are provided by us.

Do you offer custom carpentry, and where is it produced?

Yes. We offer custom woodworking services like wardrobe cabinets, kitchen cabinetry, vanities, TV stands, and desk units, fabricated by our reputable partners in Singapore and Malaysia. All design features, materials, and finishes are confirmed prior to fabrication.

What brands and suppliers do you typically work with?

There is diversity in our supplier base ranging from the trusty local suppliers all the way up to high quality European suppliers depending on what you can afford. We are not locked into any particular supplier, hence the choice is yours.

Do you offer eco-friendly or sustainable material options?

Absolutely. We can suggest environmentally friendly products like low-VOC paints, FSC-approved wood or recycled products, energy-efficient light fixtures, and water-saving fixtures. Simply let us know your choice, and we will incorporate that into the design brief.

REGULATIONS & APPROVALS

Do you handle HDB renovation permits and submissions?

Yes. We handle the HDB renovation permit submission on your behalf and ensure all works comply with HDB guidelines. Any block-specific requirements are checked at the start of the project.

Do you manage MCST submissions for condominiums?

Yes. We handle MCST renovation submissions, including preparing the application, arranging required deposits, and coordinating access, working hours, and lift protection with building management.

Do you handle URA, BCA, SCDF, NEA, and landlord submissions for commercial fit-outs?

Yes. For commercial works, we coordinate the relevant submissions to URA (change of use, where applicable), BCA (where structural or accessibility works apply), SCDF (fire safety), NEA (F&B), and landlord/building management. Where a Qualified Person (QP) is required, we engage one accordingly.

What structural changes are not allowed in HDB flats?

Structural elements like walls, beams, columns, and reinforced concrete cannot be altered or removed. Works involving waterproofing, gas piping, window modifications, and external changes are also strictly regulated. We’ll review your unit plans and advise what can be done.

Do you handle reinstatement works for office, retail, and F&B units?

Yes. We provide full reinstatement services to meet landlord requirements, including demolition, removal of partitions, ceiling and flooring restoration, M&E works, and repainting. All works are completed in accordance with your tenancy timeline.

HANDOVER, WARRANTY & AFTER SERVICE

What warranty do you offer on your work?

We offer a standard 1-year workmanship warranty, with extended coverage for certain items like waterproofing and carpentry hardware where applicable. Manufacturer warranties for appliances and branded products are also fully passed on to you.

What is covered and not covered under warranty?

Warranty issues covered by our warranty include problems due to workmanship such as paint cracks on joints, broken carpentry hinges, and defects in the tiles. Warranty is not applicable to misuse or damage due to the passage of time, or any other external forces that may cause damage.

How quickly do you respond to defect reports after handover?

We aim to reply within 1-2 business days in case of non-urgent problems, while in case of emergencies such as leakages or electrical defects, we will ensure that your problem is sorted out within the same day.

Do you offer maintenance or touch-up services after the warranty period?

Yes, we offer paid maintenance and touch up services for our current clients ranging from painting, refinishing, carpentry work to upgrading certain parts.

COMMERCIAL PROJECTS

Do you take on tenders, RFPs, and Lead Consultant roles?

Yes. We participate in commercial and institutional tenders and can also act as Lead Consultant for larger projects, coordinating the overall design and engineering teams.

Can you work after-hours or on weekends to minimize business disruption?

Yes. In the case of occupied retail and F&B outlets as well as offices, it is possible for us to perform the works outside operating hours including night-time and weekend work, provided we obtain the required approvals.

Do you handle F&B, retail, hospitality, clinic, and office fit-outs?

Yes. We are well-versed in key compliance requirements such as NEA standards for F&B, MOH guidelines for clinics, and fire safety regulations for commercial spaces.

Can you coordinate with our landlord, building management, and external consultants?

Yes. We serve as the main coordination point, managing submissions, deposits, site induction, access arrangements, and on-site liaison with landlord-appointed M&E or fire safety consultants

RESIDENTIAL PROJECTS

Do you renovate HDB BTOs, resale flats, condos, and landed homes?

Yes. We work across all residential properties in Singapore, from HDB BTOs to condominiums and landed homes, including full renovations and Addition & Alteration (A&A) works.

Do you take on smaller scopes such as a single-room or kitchen makeover?

Yes, indeed. We are equally glad to handle small-scale projects like kitchens, bathrooms, bedrooms, or even just a single feature wall. Size is immaterial when it comes to our projects; we treat every job with equal respect and professionalism.

Do you offer turnkey packages including furniture, soft furnishings, and styling?

Yes. We provide option-based turnkey services that will include furniture, fabrics, lighting, art, and accessories. This is ideal for those clients who would like to have a completely furnished and decorated space upon arrival.
